All military members with dependents must report to the Housing
Referral Office prior to making living arrangements to reside in the civilian
community. This is also stated in the service members detaching
orders.
The Housing Referral Office can provide the service member with
an information package indicating the approved and the non approved apartment
listings, a list of utility companies in the surrounding area with maps, short
term/temporary lodging and apartment/townhouses that will accept large
dogs. In general, under breed restrictions, Dobermans, German
Shepherds, Pit Bulls and Rottweilers are not allowed at any apartment complex
with the exception of Dominion Lake Ridge and Dominion Middle
Ridge. An additional rental fee per month will be added to the
service members rent and the pet deposit required in most cases is non
refundable. Provided as well is a list of complexes that participate
in the Set-A-Side program, along with a Letter of Eligibility.
Set-A-Side Program
Under this program a military member is able
to acquire suitable housing in the community at a reduced rate. The
service member pays rent by allotment and signs a one years lease, during which
time the service member is placed inactive on the wait list for privatized
housing. The service member will not be offered housing while
participating in the set-a-side program. Application fee, income
requirement, and credit check fee along with security deposit are
waived. Currently six apartment complexes participate in this program
and are comprised of 1, 2, and 3 bedroom apartments and 3 and 4 bedroom
townhouses.
It is advisable for the service member to make several site
visits to each complex he/she may be interested in to meet with managers inquire
about schools, shopping, parking, laundry facilities, etc.
Before the
service member moves into their apartment/townhouse, it is strongly recommended
that a housing condition report be completed. The service member and
the apartment manager should both sign the form and retain a copy for their
records. This will insure there are no misunderstandings at checkout
time.
Availability Off Base
Apartments, townhouses, condominiums
and homes are usually available within a few days after arrival except for the
busy months May through August. Townhouses and homes to rent within
the BAH rates may take longer to secure.

Security deposits are
usually equal to one months rent. Pet deposits range from $250 to
$500 and in most cases is non refundable. Many apartment complexes
have breed restrictions and or weight restrictions. Additional
monthly fees may apply.
Mobile homes should not be transported to MCB,
Quantico. There are no pads on MCB, Quantico or surrounding
communities due to Prince William County having a moratorium. There
are no storage facilities available for mobile homes.
