There are a variety of housing options available within a 20-35 minute commute of McGuire; however, because of the rural nature of the surrounding area, there are fewer options available within a 15 minute or less commuting radius.

The cost of off-base housing, can exceed total BAH.  Unlike many military bases, McGuire is not surrounded by "four or five developments where military personnel tend to live."

Military personnel are spread out in several townships throughout a 25-40 mile radius of the base.  This situation expands housing possibilities, but also tends to lengthen "the hunt" for appropriate housing.

NOTE:  Single family homes to rent are EXTREMELY difficult to find at reasonable (w/in BAH) rates.  They are VERY difficult to find even if you are willing/able to exceed your BAH by $50 to $300/mo.

Apartments, town homes and condominiums are easier to find (w/in, or slightly above BAH).  One and two bedroom units are plentiful; three bedroom units are somewhat limited and will cost more.

McGuire Housing Offices publishes an extensive "Apartment Listing" pamphlet, you can customize Townhome/House rentals from computer database.  Can access Burlington Co Multiple Listing Service (MLS) for home sales and rentals.  "Private" listings of rentals and sales not listed in MLS also available.  POC for wide variety of "Homes & Living" type magazines listing homes for sale in Burlington, and surrounding counties.

PROPERTY TAXES - Run from 1.5 to 3.83 per $100 of assessed value.  Most McGuire homeowners pay between $1500 and $7000 per year in property tax.

APARTMENTS WITH SHORT LEASE - There are very few month to month leases available.  Folks are finding 4 and 6 month leases, but they are NOT readily available and you may have to pay more or negotiate with the leasing/rental agent. Twelve-month leases are the norm.  The "military clause" in NJ will only release for PCS, separation or retirement orders, NOT FOR BASE HOUSING.

NOTE:MOBILE HOMES - The State of New Jersey discourages mobile homes and mobile home parks.  No new mobile home parks are being built in the State due to very restrictive legislation.  There are only 11 mobile home parks in Burlington Co, 8 within a ten minute drive of the base.  The majority of these are older, full and have waiting lists. Many parks have size restrictions.  There may be a limited number of mobile homes (new & used) available directly from the mobile home park management.  DO NOT MOVE A MOBILE HOME TO NJ UNTIL YOU HAVE A GUARANTEED PLACE TO PUT IT.
