The 56th Civil Engineering Housing Flight offers personalized
off-base housing services for the greater Phoenix area. All military and
civilian assignees are required by regulation to be briefed and counseled by
housing personnel before seeking off-base housing. Listed sales and rentals are
in a 20 mile radius of the base. This listing includes over 350 apartment
complexes and over 35 mobile home parks - a total of 63,889 units and spaces.

the Housing Referral Office and requesting a personalized listing.
OFF
BASE HOUSING - The Housing Office implemented "Set Aside Housing" which is an
agreement with certain apartment complexes to charge military members only their
BAH for the rent. There is a restriction that you may not have a civilian
roommate. Be sure to check with them to see if these properties are available
when you seek off base housing. There is no rank restriction for this program.
AVERAGE RENTS are as follows: 1 BR Unfurnished Apartments: $450 - $475 per
month, not including utilities. 2BR Unfurnished Apartments: $550 -
$600 per month, not including utilities. 3BR Unfurnished Apartments: (not
readily available) $750 on up per month, not including utilities. 4BR
Unfurnished Apartments: (not readily available) $750 - on up per month, not
including utilities. 3BR/4BR Houses: $700 per month and up, not including
utilities. Trailer space: $190 - $300 per month. Trailer Rental - 1BR and 2BR
Unfurnished - $475 - $525 per month, not including utilities.
NOTE -
Furnished apartments are available at a higher cost.
CITY TAX ON RENT -
There is a city tax on most rentals.
PETS - A recent survey of rental
policies reveals that 95% of all apartment complexes and 90% of all Trailer
Parks will not allow pets. About 75% of rental home owners will not allow pets.
Usually there is a pet deposit required if pets are allowed.
DEPOSITS -
Expect to pay $500-$1000 initially for security, redecorating/cleaning, pet and
utility deposits. Most electric companies waive deposits for military members
and some apartments will waive your security deposit. Others are refundable
after a certain time period or at the end of your lease. It is extremely
important that you make financial plans before your move to preclude undue
hardship. In some cases financial aid may be available from Air Force Aid
Society. (See "Family Issues-Installation-Financial Assistance"). There are
specific phrases and clauses in rental agreements which you should understand
before signing a lease. For this reason the Housing Office requires personnel to
contact them first. They can review contracts and advise you accordingly. They
also have sample clauses and agreements as well as rental laws available for
your guidance.
RENTAL SUBSIDY PROGRAM - A listing of HUD facilities is
available at the Housing Office. Glendale Housing Authority, (602) 379-4461,
processes the applications. Some limited assistance from HUD Section 8 Housing
Assistance Payment Program (HAPP) is available. Individual applicants will be
counseled on these two programs by the Housing Office staff.
