Please visit the Housing Management and Referral Office before
getting any house. Active duty military members are advised to
request a military clause in any lease agreement longer than 30
days. A sample military clause is available upon
request.
Currently the availability of rental homes in the Albuquerque
Metropolitan and surrounding area is good (Kirtland AFB Housing Referral Section
Rental Listings). The average occupancy rate for the apartment
communities is 90.0% as of June 2004.
If you currently reside in
privatized (on-base) housing you must inform the Kirtland Family Housing, LLC
(private contractor) 30 to 45 days prior of your intent to move and schedule a
"pre" and "final" inspection for your quarters. You must provide the management
company two copies of your orders prior to the final inspection and initiate
paperwork necessary to stop your allotment to the private
contractor. You will begin to receive your BAH by direct deposit to
the banking institution you have identified to Finance (377
CPTS). BAH started prior to each month's cut-off date will generally
be received within two weeks.
If you are renting off-base, pay particular
attention to your lease regarding notification of lease
termination. One day off and you may have to pay an extra month's
rent. Always give your notice in writing and have management
acknowledge receipt and date your copy. Make arrangements to have
manager walk through the rental when you are ready to turn in the
keys. This will give both parties the opportunity to resolve any
disagreement on the condition of the property. It is the tenant's
responsibility to provide the manager with a written forwarding
address. Most states give the landlord 30 days from the termination
of tenancy to return the deposit and/or an itemized list of
deductions.
Renting off-base will require deposits, first month's rent,
utility deposits and possibly last month's rent in advance. To avoid putting
down utility deposits be sure to get letters of good credit standing from your
current utility companies. Don't forget to make advance reservations
for temporary lodging with the Lodging Office (Kirtland Inn). Due to
the uncertainty of on-base accommodations, financial arrangements should be made
in order to provide funds for living off-base.
If you have a pet, we
suggest you research pet policies of perspective apartment managers/landlords
since many may not allow pets or may have size and/or type restrictions.
Upon arrival anticipate a 1-2 week waiting period before moving into an
apartment.
