One of the biggest concerns in renting off base is having a way
out of your lease if you PCS before the lease expires. Most leases have some
time of notice clause. Once notice is given, it can effectively end the lease
after the next full rental period. For example, if you give your landlord notice
in the middle of one month, the lease can be terminated at the end of the next
full month. Since you normally get orders at least 60 days before you PCS, you
should have enough time to give adequate notice to your landlord. The Military
Family Housing Office has counselors who works with landlords if a problem
arises; however, it is always a good idea if you have concerns about entering
into a lease to take it to the Housing Office first and have it reviewed before
signing.
There are very few rental service agencies that are available
in Grand Forks to help, especially if you are looking for an apartment. These
agencies may provide a list of apartments and townhouses for you to check out on
your own. They will ask you for information and provide you with properties that
match your needs.
Generally the local newspaper and word of
mouth is the easiest way to locate an apartment for rent. Although many cities
have apartment rental guides in restaurants, newsstands or drugstores, Grand
Forks does not publish this guide.
One of the most important things to
remember is that many property managers will not rent to people with
pets. It is strongly recommended that families prepare to make other
arrangements for pets until a place to live has been found. For the most current
information call the Housing Office at DSN 362-3033 or stop by the Housing
Referral Office at your present base prior to your departing.
