TO RENT: There are many beautiful apartment style complexes
located near Buckley AFB for rent.
CONDOMINIUMS can be any style of
building...high-rise, garden, townhouse, or apartment style. They are
usually privately owned, so rent would be paid to an individual rather than a
management company or corporation.
TOWNHOUSES: Prices range
from approximately $650 to $1300 per month, depending on the size, complex
amenities and the location. Townhouses are usually more expensive because they
consist of two or three levels. The bedrooms are located on the upper
level with the living room, dining room and kitchen on the main
floor. Some units have basements that are finished with an additional
bedroom or family room as well as washer and dryer hook-ups. Most
basements are unfinished and used primarily for storage. Some
townhouse includes garages but they will be in the higher price
range.
HOUSES are mostly privately owned and are usually rented very
quickly. Timing is important.
APARTMENTS: Rental rates usually
include: carpeting, draperies, kitchen appliances (stove, refrigerator, disposal
and usually a dishwasher). The newer apartment communities often
offer swimming pool, exercise room, clubhouse, and tennis courts. Due
to rising costs, many apartments charge tenants for electricity and
heat.
The apartments in the medium to high price range offer covered
parking, fireplaces, private patio or balconies, self-cleaning ovens, frost-free
refrigerators, saunas, health club facilities, and game rooms. Many
apartment communities provide laundry facilities within the
building. The highest priced units may include laundry appliances in
each unit or at least the hook-ups.
FURNISHED APARTMENTS: Very few
apartment communities offer furnished units. Several apartment communities offer
executive rentals furnishing everything including phone, television, and weekly
cleaning. These start in the 65.00 per day range and require a weeks
stay. Furniture can be rented from area furniture rental companies,

RENTAL APPLICATIONS, LEASE TERMS AND
AGREEMENTS: Most apartment communities require a complete application to be
completed with a non-refundable application fee of $25-40. Applications are
screened for credit/rental history, employment and income verification, and may
include criminal background checks. To qualify, income should be at
least three times the amount of the rent.
NOTE: Read the
application and understand what you are signing. In many apartment
communities, after signing an application and paying the deposit, refusal to
rent FORFEITS THE DEPOSIT.
The most common lease term is six or twelve
months. Few short-term leases are available. Apartment managers are
usually fair about refunding deposits as long as you honor the terms of your
lease and do not damage the property. Ensure there is a military clause in the
lease.
WHEN SHOULD YOU BEGIN TO LOOK?
RENTALS: If you
plan to make a special trip to Denver to locate an apartment, it is advisable
not to come more than forty-five days prior to your moving date. In
the Denver area, owners commonly require a thirty-day move-out notice given by
the resident. Two weeks is about the maximum length of time an owner
will hold an apartment without rental payment.
